GENERAL RENTAL POLICIES – SINGER REALTY, INC.
This Company will rent to any applicant regardless of race, color, religion, sex, national origin, familial status, physical or mental disability, age, sexual orientation, gender identity or expression, marital status or ancestry, providing the applicant meets the following general requirements and our specific office policies:
Size of Household: The number of residents must be proper for the size of the unit. For example, no more than 4 persons can reside in a 2-bedroom apartment.
Legal Age: The applicant must be of legal age, which is age 18 in Maryland.
Capacity to Pay: A written application must be completed and signed by the applicant(s) in our rental office and accompanied by a cash application fee and presentation of a valid Maryland form of identification (such as a driver’s license). The applicant must show us his or her three most recent paystubs. Self-employed applicants must show complete copies of federal income tax returns for the past two years. Our rule of thumb is that the combined weekly gross income for all applicants for a unit must equal or exceed 70% of the monthly rent. For example: If the unit applied for rents for $1,000 per month, the combined weekly gross income of all applicants must be no less than $700.
Employment: Applicants must be currently employed for at least one year.
Credit: Applicants must have reasonably good credit. We do not consider student loans or medical bills when evaluating credit reports. In some cases, we may approve the applications of persons with less-than-good credit but they will be required to pay a higher security deposit. Certain unresolved credit problems – such as outstanding debts to prior landlords or to utility companies –will result in the rejection of the application.
Rental Reference: We prefer that applicants have a one-year current rent reference from a landlord who is not a friend or relative. However, if an applicant with reasonably good credit does not have such a rent reference, the application may be approved with an increase in the security deposit.
Criminal Record: We conduct criminal background checks on all applicants and will not rent to applicants with criminal convictions.
Inspection: The present dwelling of the applicant will be inspected for reasonable housekeeping and living standards.
In reviewing each application, the entire situation will be taken into consideration.
